Position Summary

We are looking for a reliable and self-motivated Resident Building Caretaker to work Full time schedule to manage small buildings. Perfect for semi-retired, retired person looking for some extra disposable income while residing in the same building.

The Manager must live on site and will have the option of choosing from a bachelor, one or two bedroom apartment, depending on availability.

Key Duties and Responsibilities

· Generates new business, set up appointments and conduct unit showings with prospective tenants

· Negotiate, approve and manage lease of assigned apartments

· Answer current and/or prospective tenant inquiries

· Manage tenant maintenance requests including proper follow up to ensure satisfaction and timely completion

· Ensure that residents issues and service requests are addressed within 24 hours

· Inspection of buildings and vacant suites to report on any deficiencies and maintenance requests

· Ensure timely collection and deposits of rental payments and administer damage deposits

· Have generic maintenance skills – painting, fixing doors, replacing light fixtures, repair of turnover suites etc.

· Clean buildings, suites, maintain surrounding areas- vacuuming, sweeping and mopping

· Carry out landscaping work- snow and ice removal, watering gardens, lawns, planting flowers

Perform other duties as assigned by the Senior Management

Qualifications and Requirements

· Completion of secondary school

· Must live on site

· Residential property management or customer service experience will be an asset

· Should have knowledge of Microsoft Office Suite and Outlook

· Experience in Yardi is an asset

· Must possess a valid driver's license and a reliable vehicle

· Must successfully complete a security clearance

· Flexibility to work evenings and weekends, month ends and beginning of months
